BLAKE MALECHA – Co-Founder | Chief Investment Officer
Blake Malecha is responsible for both originating and evaluating new investments and directly managing the company’s existing portfolio at Tertium. In addition, he negotiates and structures the closing of all new debt and equity investments at the firm (acquisition, development, preferred equity). Blake has worked closely with many of the hotel industry’s top firms on the analysis, sourcing, capitalization, and disposition of assets around the country and is focused on the implementation of strategies to improve asset, operations and transaction performance.
Prior to co-founding Tertium, Malecha was at TMGOC Ventures in Boca Raton, FL and BLVD Hospitality in Los Angeles where he worked alongside Hospitality visionaries Jon Blanchard and Nico Rusconi. His duties included origination, deal structuring, working with third party management and franchise companies, as well as oversight of hotel operations and implementation of corporate strategy, among many others. His most notable transaction during his time at BLVD was the Georgian Hotel in Santa Monica. He played an integral part in the acquisition, recapitalization and renovation of that asset over a four-year period. The Georgian was awarded Hotel Deal of the Year by LA Business Journal in 2020 and has been featured in a plethora of publications such as Vogue and Conde Nast. It was also one of the first hotels to receive a Michelin Key, a distinction given to hotels that are considered to be among the best in the world.
Prior to his time at BLVD Hospitality, Malecha was at JLL which acquired his previous firm, HFF, in July of 2019. He started as an analyst and rose to Vice President in his three years at the firm with a closed transaction volume of nearly $1 Billion during his tenure. Malecha attributes much of his success to the individuals he directly reported to during his time at HFF, who have gone on to lead the Hotel Platforms at brokerages such as Newmark, Berkadia, JLL and JLL Asia Pacific on both the debt and equity side of the business.
Some of his notable deals while there, were the sales of the Hotel MdR in Marina Del Rey (London and Regional’s first hotel purchase in the United States) and the Courtyard King Kamehameha’s Kona Beach Hotel that was acquired by Blackstone. As well as the financings of Hotel MdR in Marina Del Rey with a lender from Germany, the Cambria Downtown Los Angeles and Petit Ermitage to name a few.
Malecha grew up in rural Southern Minnesota, where he spent the majority of his childhood playing hockey before moving to Texas to play for the Dallas Stars AAA and later the EJHL before going to college. He holds a Bachelor of Science in Business Administration from The Ohio State University-Max M. Fisher College of Business and had a short stint there as a walk-on for the football team. He is the Co-Chair of Events for the Dubuque Area Chamber of Commerce Young Professionals and a Policy Cabinet Member for the Dubuque Area Chamber of Commerce, as well as a member of the Dubuque Jaycees. He enjoys spending time with his family and friends as well as his dog Rover, fishing and watching his favorite team, the Minnesota Vikings.
